Investors more and more
often decide to build twins as well as terraced houses - these solutions are
definitely more economical than a free-standing house. When is it worth to decide on and what
to pay attention to, that this type of home would be a good choice?
Twins' houses
Not all investors
dreaming about their own home may decide to buy a large plot of land, on which
a house located at a distance of at least 4 meters from the
property's borders will be located. For
those people, a twin or a private solution will be the right solution. The choice of each of them will be
cheaper not only for the costs of purchasing a plot, but it can also bring
financial benefits during a properly conducted construction. If we have nice neighbors, we will
also feel profits in the form of a flat in the company.
Semi-detached house and
terraced house - plot
The construction of a
semi-detached and terraced house is primarily economically profitable. It is worth deciding, especially where
land prices are high, because they require a much smaller (narrower) plot. Such buildings also give a chance to
build a house in a good location, where, for example, we would not be able to
afford a large area for single-family housing. A semi-detached house or a row house
is also a suitable solution when the regulations do not allow for dividing
plots into smaller ones, but they enable building of this type. In this case, you should buy a plot on
the basis of co-ownership, and after building a house, apply for its abolition. The downside to the residents of the
middle segments is particularly troublesome, however, the small garden area. Deciding to live in the central ranks,
let's pay attention to the width of the house (usually from 4.5 to 8 m ),
which also determines the width of the plot. Of
greater importance is also the location of the house relative to the sides of
the world - if the middle segment has an entrance from the west, and garden from the east, the
living room for most part of the day will not be comfortably illuminated - then
it is worth combining the kitchen with the living room, then it will also reach
western light.
Semi-detached house and
private house - lower construction and operating costs
We will also feel lower
financial burdens if the construction is well organized. They will be helped by the
simultaneous erection of buildings, starting from excavation for foundations
through erection of walls and roof to installation and finishing works. The use of the same executive teams
will allow price negotiations and discounts due to the multiplied scope of
works. In the case of such large
investments, it is also easier to negotiate the purchase prices of building and
finishing materials. The cost of
purchasing a project of this type of building will also be lower. You can also generate savings during
the use of the building - especially when it comes to heating.
Semi-detached and
private - keep your privacy
Characteristic for this
type of buildings is also a close neighborhood, which creates a greater sense
of security than when we live in isolation. However,
sometimes such direct company can be cumbersome. In twins and extreme segments, we will
not feel it too painfully by pushing the terraces to the opposite sides of the
building. In the middle segments,
it is worth using a fence made of
brick, stone or concrete, or full wooden elements. In addition, you can isolate yourself
with greenery - good will be evergreen shrubs and creepers - stretched on the
fence, trellis or pergola. In
order not to listen to the sounds of neighborly life, it is also necessary to
ensure adequate sound insulation of the neighboring walls that are adjacent to
the house. Effective acoustic
insulation guarantees dilatation between these walls. It should have a width of about 3- 5 cm and
run from foundations up to the roof ridge. The
gap should be filled with mineral wool or glass wool or cellulose granulate, or
it can be left empty.
Semi-detached and
private - solid and interiors
Due to at least one
blank wall, and in the case of middle segments two, we also have more limited
interior design options - especially if the staircase was located in the middle
of the house plan. It is also
good when there are no internal structural walls in the house - we can maneuver
the partitions as the family needs. So
it is better to choose a design in which the stairs were placed at blind walls. In this type of buildings, it is also
harder to provide good interior lighting with natural light. Therefore, in semi-detached houses and
extreme terraced houses it is worth ensuring that the rooms are illuminated
from three sides of the world, while in the middle segments, preferably along
the blind walls, a staircase, toilets, wardrobes and other rooms that do not
need a good natural light.
