This story began in
2014. The state extended a helping
hand to young people who wanted to live on their own. Two years have passed. Is the subsidy program still
functioning? What has changed in
him?
The "Mieszkanie dla
Młodych" program, abbreviated as MdM, consists in co-financing the state's
own contribution necessary to take out a loan for a flat or a house. Initially, the payment was only due to
people who bought a new flat or house. Now,
buyers of such properties on the secondary market can also count on it, as well
as those who buy cooperative housing that is still under construction. It's not everything. The program also includes flats
created, for example, as a result of attic adaptation orreconstruction or
extension of a non-residential building. The
payment may be made for marriages, unmarried persons (but not for the company)
or single parents.
An additional benefit
awaits families in which a third child appears (own or adopted). They can receive financial assistance
for early repayment of the loan.
To be able to apply for
funding, you must also meet a whole range of other conditions. For example, you can not have another apartment, either now or
in the past. The exception was
made only for families or lonely people with at least three children.
The person applying for
the payment may have a maximum of 35 years. In
the case of marriages, the age of the younger spouse counts. This criterion does not apply to
persons or families with three or more children.
The loan must be made to
repay at least half of the value of the house or flat, and its repayment can
not be scheduled for less than 15 years. The purchased flat can not have an area of over 75
m2 , and when the buyer has at
least three children - 85 m2 .For homes, these values are respectively 100 and 110 m2 .
The price of a house or
flat can not exceed the limit set for a given location. The list of limits can be checked at
www.bgk.pl
You can count on
contributions to your own contribution in the amount of:
· 10% - for childless
marriages and single people;
· 15% - in the case of
marriages with one child or single parents;
· 20% - in the case of
marriages with two children or single parents with two children;
· 30% - for marriages
with at least three children or single people bringing up at least three
children.
If, within 5 years from
the date of purchase of a house or flat, the person using the subsidy will have
a third or subsequent child (own or adopted), it will be entitled to an
additional 5% for early repayment of part of the loan.
The application for
co-financing must be submitted together with the loan application in one of the
banks that have joined the MdM program. Their
current list can be found at https:
//www.bgk.pl/bip/wykaz-instytucji-kredytujacyych-uczestniczacych-w -..... The
application should be attached
a written statement on
fulfillment of the condition referred to in art. 4 par. 1 point 2 (not having a single-family
house or a flat, a cooperative ownership right to a flat, the subject of which
is a dwelling or a single-family house, or ownership or co-ownership of a
building, if the participation in the event of the abolition of at least one
dwelling), together with a written statement that this condition will be met
also on the day of the apartment purchase. Warning! It does not have to be submitted by
persons or families bringing up at least three children;
a written commitment -
in the case of rental of a dwelling or possession of a cooperative tenant's
right to a flat - to terminate the contract and empty the premises or surrender
the cooperative tenant's right to the premises for the housing cooperative and
empty it within six months from the date of conclusion of the contract of
incorporation or transfer of ownership of the flat,
a written statement that
the flat purchased will serve to satisfy your own housing needs.
It is worth adding here
that various banks may require a variety of other documents, even those that
will verify the creditworthiness. The
co-financing procedure for the own contribution, if the application is
accepted, takes place within the framework of cooperation between the given
bank and Bank Gospodarstwa Krajowego.
Applications for
additional payment can be submitted by 30 September 2015. This year, a sum of PLN 730 million is
planned for subsidies, but most of the money is reserved for applications
submitted last year and implemented in 2016. Thus, PLN 281.8 million will
remain. Of this amount, part was
already allocated in January, and part was reserved for applications for 2017
and 2018. Unfortunately, it
allows us to assume that this year's funds will last only until mid-May. However, you can still apply for
additional payments, provided that they will be implemented in 2017 or 2018.
