Building formalities without obstacles - where to look for information?

Local spatial development plan. In order to collect the necessary information about the plot we are interested in, we must try to get an insight into the local spatial development plan, available at the commune office, under which the area is subject. From it we can find out what are the exact dimensions of the plot in the area where the construction of the house is planned, what is the nature, whether it is construction, whether it is allowed to trade and services, what will be planned neighborhood of our property - potential investments nearby whether there are special conditions for land development, for example - the imposed nature of buildings, and what are available on the plot of the media.

If there is no local zoning plan in a given area, you must apply to the municipality for a decision on the development conditions, which will contain all the necessary information. In order for construction formalities to proceed without any obstacles and it was possible to obtain a decision on building conditions, the plot must have access to a public road. The question of the driveway may also be subject to an agreement with neighbors. If they are not there, we can apply to the court for the compulsory establishment of access to the property. For this purpose, a notarial deed will be needed, with the declaration of the property owner being charged, i.e. the area through which access would be possible. The so-called easement entry should be included in the land and mortgage register.

Information about the land. Another important, necessary to check information - because affecting the security of our investment and smooth passage through construction formalities - is the type and condition of the land located on the plot we are interested in. In the Provincial Center for Land Surveying Documentation, we will obtain data on humidity, because in technical terms it is extremely important whether the construction of the house is planned on marshy or sandy terrain. We will also receive information whether there were dangerous substances on our plot that could contaminate the area, including whether there was a rubbish dump.

Status of the plot. It is no less important to check the land and building register regarding our property. This will allow us to get acquainted with the history of the real estate and enable the formal drawing up of a sales contract and carrying out construction procedures. For this purpose, you should also check in the court, in the land register or a collection of documents regarding our area, what is the legal state of the plot. It is only after gathering all the above information that you should go to a notary public in order to draw up a plot of land, but before that you should become acquainted with the costs of notary's fees, court fees and sales tax. All are paid in a notary's office.
